Description of the project

The Larco Building is a 20-level mixed-use tower, conceived as a new urban landmark in the city of Lima. The project integrates commercial premises, offices and more than 200 residential apartments, consolidating the concept of “everything at hand” and promoting a more efficient urban model, which reduces the need for long trips and promotes a more compact city.

The project incorporates high standard amenities aimed at the well-being and quality of life of its users, including a multipurpose room (SUM), grill areas, swimming pool, coworking areas and green terraces located on levels 14 and 20. These common areas provide spaces for meeting, recreation and contact with nature in a dense urban environment.

Designed under contemporary criteria of comfort, modernization and habitability, the building integrates state-of-the-art technologies that optimize resource consumption, improve operational efficiency and enhance the daily experience of residents, workers and visitors.

What makes this project innovative?

The innovation of the Larco Project lies in its comprehensive approach to sustainability applied to mixed-use development, combining technological solutions, architectural design and operational strategies aimed at resource efficiency.

The project stands out for:

  • Incorporate a grey water treatment plant (PTAG) which allows treated water to be reused to cover 100% of the irrigation of green areas and supply 50% of the toilets, significantly reducing the consumption of drinking water.
  • Integrate renewable energy using solar panels, which provide part of the lighting in common areas, reducing conventional electrical demand and operational emissions.
  • Develop green terraces on levels 14 and 20, designed with species with low water consumption, which provide thermal comfort, well-being and landscape value without increasing water demand, thanks to the sustainable supply of the PTAG.
  • Implement high energy and water performance systems, accompanied by an architecture aimed at operational sustainability, efficiency in the use of resources and the reduction of the building's environmental footprint.
